As a Durango real estate broker who has been in the business for over 30 years, I am often asked about the state of the Durango real estate market. To answer that question, you must understand that there are actually many sub-markets that make up the entire Durango real estate market. You might ask about the “condo” market. My reply would come in parts: In-town condos for rentals or owner occupancy; condos at the ski area. Or you may want to know about the home market. Similarly, the response would address several sub-markets: Bayfield; over $1,000,000; in-town; country homes, etc.
Periodically I will write on Durango real estate market conditions. In my monthly newsletter for March, that happened to be the subject. Here is a link to that newsletter:

Durango Golf Course Is Now Open
Are you living in the cold NE or frigid Midwest? Tired of the snow and grey skies? Not here in Durango. Many people do not realize the type of weather we have in town…compared to our ski area located 30 minutes away, but nearly 2,000 feet higher in elevation. While the skiers are having a blast skiing at Durango Mountain Resort, others are playing tennis and golf in town. Hillcrest, our 18 hole golf course located at the college, has been open for a couple of weeks already. This week has seen the temperatures reaching the high 60’s and even the low 70’s.
Several years ago a survey was conducted of Ski Magazine readers…not advertisers who may have a vested interest…but of actual readers. Purgatory (now DMR) was voted the #1 best climate ski resort in North America! Beautiful blue skies, warm days and no blowing /drifting snows are just apart of what makes our climate so enjoyable.

Conservation Easements
The use of Conservation Easements has certainly grown over the past few years in Colorado. Conservation Easements are a good method for landowners or homeowners to dedicate a portion of their property for non-development in exchange or some significant tax savings. Durango, Colorado certainly has some beautiful and scenic countryside that is ideal for use as a conservation easement. Because there are costs associated in granting a conservation easement, this procedure is not really suited for properties below $400,000.

Town Of Bayfield Sewer Issues
The Town of Bayfield recently announced a voluntary moratorium on the issuance of new sewer taps. The current sewer plant is at or near capacity. Obviously, somebody dropped the ball in the planning department, because numerous new subdivisions were approved and are in various stages of development. For the short term, the Town fathers are looking at the possibility of renting a "package plant". Long term they expect to have the expanded plant completed by the end of 2008.
This moratorium does not affect the Forest Lakes Subdivision because they have their own sewer processing plant.
If you would like more information on how this will affect the prices of homes in the city limits of Bayfield, please give me a call.
