A weekly feature in this Durango Colorado BLOG, is to share with you a property in our market area that I feel is an especially good-buy. It might be a house. It might be a piece of land. Maybe a condo. In any event, it will be a property that "I would recommend to my own son to buy."......a standard I often use and share with clients. Just so you know how I operate, the properties that I select will be from the entire MLS; not just my company's listings.

This week’s pick is a condominium located in the Animas Valley on Animas View Drive. The Pear Tree condos are located about a mile or so north of 32nd Street off of Highway 550. For several years now I have commented on the rise in condo sales in Durango. The fact is, that for 2 years in a row, there have actually been more condo sales than there were of single family detached homes in Durango. That very fact is pretty astounding, which brings me to one of the reasons why I particularly like this condo unit. Demand is high…especially for lower priced units. It is close to town…just north of the city limits. It is in a well run home owner’s association.


The unit is a little over 1,075 square feet in size with 2 bedrooms and 2 baths. There is a wood stove in the living room, a large balcony overlooking a garden and covered parking as well. There is additional outdoor storage for bikes, etc. One indoor cat is allowed but no dogs and that rule is strictly enforced. Originally priced at $229,000 the price is now $219,000 which is another reason for my endorsement.
