Total Sold Residential Sales in La Plata County per Price Bracket and Year.
January 1 through June 30 Each Year.
In today's topic, I want to discuss January through June residential La Plata County sales this year compared to last year, by various price brackets. First off, the above chart shows that there's been a significant decline in the number of units sold this year compared to last year. What I want to point out is that it's the high-end properties that have slowed down immensely. The first two price brackets show that in 2008 62.6% of all of the units sold were price at $400,000 or less. Compare that to the year 2009 and you will see that 77.6% of all sales were under $400,000. That is a significant change in product mix being sold. As you can see by the numbers, the $800,000-$1 million price bracket is particularly quiet in 2009. Sellers are very aware of this, so it may be a very good time to try to strike a bargain in that particular price bracket.
